House Prices Continue To Rise In Most Neighborhoods of the San Fernando Valley!

More data in this week regarding the continued rise of housing prices. CoreLogic reported that home prices rose 12.2% in May 2013 compared with the same month a year ago. It was the largest monthly increase since February 2006. Month over month, May prices rose 2.6%, including distressed home sales. Excluding distressed sales, May prices rose 2.3% compared with April, and the year-over-year price rose by 11.6%. 

Most interestingly, among the 100 largest U.S. cities, 97 showed a year-over-year increase in home prices. Some of the largest gains (including distressed properties) came in the Los Angeles metro area (up 19.8%) which mirrors what we’ve been seeing in this hot market.
What does the future hold? CoreLogic indicates that June housing prices will rise another 13.2% year over year and an additional 2.9% month over month. Excluding distressed sales, CoreLogic’s year-over-year increase for June is forecast at 12% and the month-over-month estimate is forecast to rise by 2%. All more signs that this market shows no signs of cooling off.

In the San Fernando Valley, home prices in many neighborhoods have risen well over 20% since last May. If you own a property in one of these neighborhoods and are thinking of selling, now is a really great time to put your home on the market! The inventory is extremely low and with interest rates historically low, there is a multitude of buyers and homes are selling very quickly. The summer season is also the best time to put your home on the market.

• Tarzana - 52% increase
• Mission Hills - 33% increase
• Woodland Hills - 30% increase
• Burbank - 29% increase
• Granada Hills - 29% increase
• Lake Balboa - 28% increase

• Winnetka - 25% increase
• Van Nuys - 25% increase
• Chatsworth - 23% increase
• Northridge - 22% increase
• San Fernando - 22% increase
• Reseda - 21% increase
• Sun Valley - 20% increase
• Toluca Lake - 20% increase
• Sylmar - 20% increase
• Arleta - 18% increase
• North Hills - 18% increase
• Sherman Oaks - 16% increase
• Hidden Hills - 17% increase
• Pacoima - 17% increase
• Valley Village - 9% increase
• Studio City - 0%

The Highest and Lowest Priced Downtown Los Angeles Condos/Lofts of 2012!

"Loftway" just released its 2012 annual condo/loft report regarding 30 buildings in Downtown Los Angeles. The highest priced condo sold for $4 million and the lowest priced condo sold for $120,000. There were 354 total sales and the average standard sales price was $600,056 (487.73/sq ft). The average days on the market for standard sales was 82 days, indicating a relatively healthy market. There were 293 leases at an average of $1.99/sq ft. The 1100 Wilshire and the Luma had the most leases.

2. The Evo - $542.90/sq ft
3. The Luma - $471.17/sq ft

Market Trends & Increased Demand For Creative Offices In West Los Angeles (Santa Monica, Playa Vista, Marina del Rey, etc)

Santa Monica is the first choice location for many large media and technology companies. With the increased growth in the technology and media industry, the high demand for nontraditional office space featuring modern architectural design has created a shortage of vacant office space in Santa Monica.

According to a recent LA Times article, direct vacancy in the Westside creative office market was 9.2%, the lowest level since the first quarter of 2009. Much of the growth is coming from established technology and digital media companies including Google, Apple, Pandora, and YouTube.

Properties For Sale & For Lease that I Previewed in the Hollywood Hills! (90046)

Yesterday, I had the chance to preview two great properties in the Hollywood Hills! Both are being offered for sale or for lease! 

Here is a photo I snapped on the drive up. The unobstructed views from downtown Los Angeles to the Pacific Ocean is one of the many reasons why people choose to purchase homes in the Hollywood Hills!


The first property was completely renovated in 2004 and is minutes from the Sunset Strip and the studios. It perched over the 52 acre "Woodrow Wilson" preserve and offers breathtaking views of the preserve from the backyard. The house has 4 bedrooms, 2.5 bathrooms, and a detached guest house and is being offered for sale or for lease. Other amenities and upgrades include beamed 22-foot ceilings, a steam shower, a gourmet eat-in kitchen, a river-rock fireplace, a media/den, spa baths, a lagoon-style pool with a spa and fire pit in the backyard, a multi-level deck, an outdoor gym, and a 2 car garage.  My favorite part of the house was the huge closet with floor and ceiling shelves and racks! There is a ladder in there you can use to access the upper shelves and racks.

The second property is a gorgeous Spanish style house in the Laurel Canyon neighborhood of the Hollywood Hills. It has 3 bedrooms, 3 full bathrooms, and is also being offered for sale or for lease! It is located on the end of a very private street and offers a large open kitchen, a breakfast bar, large open living and dining room with a fireplace, and french doors that lead out to balcony overlooking the backyard.
