Kanye West Sells Contemporary Hollywood Hills Home!

Kanye West found a buyer for his contemporary style Hollywood Hills mansion within just a few days of listing it at $3.3 million! The property is 3 bed/4bath with 4,214 square feet. He purchased the home for $1.75 million in 2003 and tried to sell it in 2010 for $3.995 million before taking it off the market. Kanye and his pregnant girlfriend, Kim Kardashian recently purchased a new home in Bel-Air, which may be the reason for the sale of his Hollywood Hills home.

With the extremely low housing inventory and the historically low interest rates, homes that are priced correctly are currently literally selling within days of being listed!

What You Need To Know About "The Great Coldwater Canyon Ave Shutdown" (3/9/13 through 4/25/13)

The Los Angeles Aqueduct runs from Sylmar, through the San Fernando Valley, through a tunnel in the Santa Monica Mountains, to the Franklin Reservoir above Beverly Hills. The Los Angeles Department of Water and Power (LADWP) needs to replace a 1.3-mile segment of the aqueduct with welded steel. This project is very important because in 2009, a portion of the line burst through the pavement and damaged many homes and businesses on Coldwater Canyon Ave and Ventura Blvd. Most of the work will be done around the area between Dickens Street and Hacienda Drive.

Unfortunately, this means that Coldwater Canyon Ave will be closed from Mulholland north to Ventura for almost five weeks. LADWP is doing their best to make sure there will be access to local homes and schools. During the time that Coldwater Canyon Ave is closed, I suspect there may be a bit more traffic on Laurel Canyon Blvd and Beverly Glen Blvd than usual. Some other alternatives routes that can be used include the 405, Sepulveda Blvd, Cahuenga Blvd, and Highland.

Here are the details:
  • Starting March 9, 2013 - NO LEFT TURNS from Coldwater Canyon onto Ventura Blvd from both north and southbound lanes
  • March 23 through April 25, 2013 - Coldwater Canyon Ave will be COMPLETELY CLOSED between Ventura Blvd and Mulholland during the following times:
    • Mon-Fri 8:30 a.m. to 7 p.m.
    • Saturday 8:30 a.m. to 6 p.m.
  • During all other times, Coldwater Canyon Ave will have one lane open in each direction, but there will still be no left turns onto Ventura Blvd from both north and southbound lanes.
