The Highest and Lowest Priced Downtown Los Angeles Condos/Lofts of 2012!

"Loftway" just released its 2012 annual condo/loft report regarding 30 buildings in Downtown Los Angeles. The highest priced condo sold for $4 million and the lowest priced condo sold for $120,000. There were 354 total sales and the average standard sales price was $600,056 (487.73/sq ft). The average days on the market for standard sales was 82 days, indicating a relatively healthy market. There were 293 leases at an average of $1.99/sq ft. The 1100 Wilshire and the Luma had the most leases.

  2. The Evo - $542.90/sq ft
  3. The Luma - $471.17/sq ft
  4. The El Dorado - $463.82
  5. 1100 Wilshire - $449.51
The cheapest 5 buildings based on price/sq ft:
  1. The Little Tokyo Lofts - $200.29/sq ft
  2. The Alta Lofts - $209.68/sq ft
  3. The Tomahawk Lofts - $214.19/sq ft
  4. SB Grand - $215.86/sq ft
  5. Molino Street Lofts - $231.70

Market Trends & Increased Demand For Creative Offices In West Los Angeles (Santa Monica, Playa Vista, Marina del Rey, etc)


Santa Monica is the first choice location for many large media and technology companies. With the increased growth in the technology and media industry, the high demand for nontraditional office space featuring modern architectural design has created a shortage of vacant office space in Santa Monica.

According to a recent LA Times article, direct vacancy in the Westside creative office market was 9.2%, the lowest level since the first quarter of 2009. Much of the growth is coming from established technology and digital media companies including Google, Apple, Pandora, and YouTube.

Santa Monica has become a technology hub, home to many of the world's biggest names such as Google and Yahoo. However, due to the lack of inventory, many new tech and media companies are expanding their office locations to the outskirts of Santa Monica which has helped push growth into nearby markets such as Playa Vista, Culver City, Marina del Rey, and Playa Del Rey.
