CAMILLE & KELSEY GRAMMER'S Beverly Glen Home Gets A $1M Price Cut and Kelsey Lists New Beverly Hills Home!

Kelsey and Camille Grammer's Beverly Glen home has just received a $1 million price cut and is now listed at $14.995 million. The Grammers originally purchased the 10,567 sq ft, 7 bed/9 bath property for $13.7 million in 2007. The property was previously listed at $18.9 million in 2008.

The Grammers' Malibu estate is also on the market and has received a similar price reduction down to $14.995 million (more about their Malibu estate here). Their Beaver Creek ski mansion in Avon, CO is listed for $6.995 million. All three of these properties must be sold as part of the Grammers' lengthy and complicated divorce settlement.

In April 2013, Kelsey and his fourth wife, Kayte, purchased a different 6 bedroom Beverly Hills mansion for $6,500,000. It was leased for $30,000/month and is now back on the market for $7,250,000. They originally bought the property for their new family (baby Faith) but Kelsey's show "Boss" was canceled shortly after, leaving Kelsey to reevaluate his finances. He said he could no longer afford the multiple mortgages and moved back into the Grammer's Beverly Glen home. Ex-wife Camille is not happy because they has been paying her half of the carrying costs of the property ($40,000/month) and now it will be more difficult for them to sell the property with Kelsey and his new wife living in it.

TAYLOR SWIFT Sells Home For $5.7 Million!

Taylor Swift recently sold her 7-bedroom Cape Cod style home near the Kennedy Compound in Hyannis Port, Massachusetts for a profit at just under $5.7 million after purchasing the property for $4.8 million just last August.


She purchased the home while dating Connor Kennedy, the eldest son of Robert F. Kennedy Jr. and the late Mary Richardson Kennedy. The house was supposedly across the street from Connor's grandmother, Ethel Kennedy's home. The couple has since broken up and Swift sold the home for a profit after making a few renovations.

The pop superstar Cher just listed her 3-bedroom home in Venice for $1.89 million. The home is 2,250 sq ft and has been remodeled with contemporary style features such as high ceilings, sliding glass walls, and a rooftop deck. The property is walking distance to shops, bars, art galleries on Main Street and Abbot Kinney Boulevard. 

According to public records, she purchased the home for $1.54 million. An estimated monthly payment on this home, assuming 20 percent down on a 30-year fixed mortgage at current interest rates, would be approximately $6800.

The Highest and Lowest Priced Downtown Los Angeles Condos/Lofts of 2012!

"Loftway" just released its 2012 annual condo/loft report regarding 30 buildings in Downtown Los Angeles. The highest priced condo sold for $4 million and the lowest priced condo sold for $120,000. There were 354 total sales and the average standard sales price was $600,056 (487.73/sq ft). The average days on the market for standard sales was 82 days, indicating a relatively healthy market. There were 293 leases at an average of $1.99/sq ft. The 1100 Wilshire and the Luma had the most leases.

The Griffith Observatory of Griffith Park/Los Feliz


I had the opportunity to visit the Griffith Observatory this past weekend. We visited during the afternoon just before the sun was setting over the city. From the front lawn of the Observatory, we saw spectacular unobstructed views of the entire Los Angeles basin, including downtown Los Angeles, Century City, the Hollywood Hills, and the Hollywood sign. There were many families on the lawn watching the sunset and enjoying picnic dinners.

In front of the observatory, there is the astronomer's monument, commemorating the six greatest astronomers of all time: Hipparchus, Nicholas Copernicus, Galileo Galilei, Johannes Kepler, Isaac Newton, and William Herschel. Just past the astronomer's monument on the lawn of the observatory, there is a large scale-model of our solar system model that shows the relative sizes of each planet's orbit. Each orbit is properly scaled around the Sun, which is depicted by a half-inch circle centered at the base of the observatory entrance. On the west side of the observatory, there are seven sunset and moonset lines on the ground that show where the sun sets on the horizon during the solstices and equinoxes and where the moon sets during the major and minor northern and southern standstills. 
There is also a monument of James Dean because the observatory was one of the main settings of the movie "Rebel Without A Cause."

As we entered the central rotunda of the observatory, the first thing we saw was the "Foucault Pendulum". The Foucault Pendulum was created in 1851 by French physicist Jean Bernard Leon Foucault and was the first direct proof that the Earth rotates on its axis. The pendulum is attached to the ceiling in a way that allows the pendulum to swing freely while a ring magnet above the ceiling keeps the pendulum moving without influencing the direction of the pendulum's swing. About every 7 minutes, the pendulum knocks over a peg because the Earth has moved underneath the pendulum, causing the next peg to fall into the path of the pendulum. The vaulted ceiling of the rotunda has beautiful painted murals depicting classical celestial mythology, with images of the planets as gods and the twelve constellations of the zodiac.

My favorite exhibit was the giant periodic table of elements in the Ahmanson Hall of the Sky section of the observatory. The exhibit explained that heavy elements up to uranium are created in supernova explosions because the high temperatures and pressures fuse the atoms together to make more complex elements such as gold, lead, and uranium. Elements with atomic numbers higher than 92 such as neptunium, plutonium, and californium are man-made and are created when scientists smash smaller atoms together in nuclear accelerators and reactors. I thought it was really interesting to see real samples of each element. There were buttons you could push that showed you which elements are found in the human body and the sun. In this area, there are also three solar telescopes that showed different real-time views of the Sun. You could see details such as sunspots and solar flares.

The other exhibit I really liked was in the Gunther Depths of Space area. There were models of each of the planets in our solar system with scales you could stand on to see how the gravity of each planet changes how much you weigh. Nearby these planet models, there is also a full-size bronze status of Albert Einstein holding up his finger about 1 foot from his face. From where Einstein is sitting, you can see "The Big Picture" exhibit, the largest accurate astronomical image in existence. Astronomers and scientists at the California Institute of Technology, Yale University and the Palomar Observatory worked together to create the image based on a very small sliver of the night sky. It contains over a million stars and galaxies in the Virgo supercluster of galaxies, but only represents the amount of the night sky that is covered by a finger's width held one foot from your eyes. In the image, stars look like small points of light and galaxies look like larger fuzzy spots of light. Any galaxy you see in the "Big Picture" is at least 50 million light-years away. The higher the temperature of the star, the brighter it appears.

In the Edge of Space Mezzanine, you can find the "Pieces of the Sky" exhibit, a large collection of meteorites including the largest stone meteorite in California as well as meteorites from Mars and the Moon. I learned that meteorites are worth a lot of money and that many collectors actually go hunting for them! The best place to hunt for meteorites is in California's dry, flat lakebeds because rocks that land there usually remain undisturbed. Another great place to look for meteorites is in the frozen fields of Antarctica where the rocks stand out on the white snow. Asteroids formed more than 4.5 billion years ago out of the same material that formed our planets. Some have been melted or broken down by collisions while others have not changed every since they were formed. 

The "Hall of the Eye" shows us the progress of human observation and astronomy over the ages and exhibits different tools that have been used for astronomical observation. In this area, you can find a life-size replica of the telescope that Galileo used to study the night sky and to discover Jupiter's moons. There were all kinds of different astronomical gadgets and instruments and also diagrams explaining how telescopes work. Some other interesting exhibits in the observatory including a working seismograph, the former Zeiss Mark IV planetarium protector, and of course the 12-inch telescope. Unfortunately, the line for the telescope was too long and I did not get a chance to look through it. 

The Griffith Observatory is a great place to spend the day with friends or family learning about astronomy and space without even opening a book! It really has something to offer for people of all ages (fun exhibits, amazing views of Los Angeles, a small Wolfgang Puck cafe).

What You Need To Know About "The Great Coldwater Canyon Ave Shutdown" (3/9/13 through 4/25/13)

The Los Angeles Aqueduct runs from Sylmar, through the San Fernando Valley, through a tunnel in the Santa Monica Mountains, to the Franklin Reservoir above Beverly Hills. The Los Angeles Department of Water and Power (LADWP) needs to replace a 1.3-mile segment of the aqueduct with welded steel. This project is very important because in 2009, a portion of the line burst through the pavement and damaged many homes and businesses on Coldwater Canyon Ave and Ventura Blvd. Most of the work will be done around the area between Dickens Street and Hacienda Drive.

Unfortunately, this means that Coldwater Canyon Ave will be closed from Mulholland north to Ventura for almost five weeks. LADWP is doing their best to make sure there will be access to local homes and schools. During the time that Coldwater Canyon Ave is closed, I suspect there may be a bit more traffic on Laurel Canyon Blvd and Beverly Glen Blvd than usual. Some other alternatives routes that can be used include the 405, Sepulveda Blvd, Cahuenga Blvd, and Highland.

Here are the details:
  • Starting March 9, 2013 - NO LEFT TURNS from Coldwater Canyon onto Ventura Blvd from both north and southbound lanes
  • March 23 through April 25, 2013 - Coldwater Canyon Ave will be COMPLETELY CLOSED between Ventura Blvd and Mulholland during the following times:
    • Mon-Fri 8:30 a.m. to 7 p.m.
    • Saturday 8:30 a.m. to 6 p.m.
  • During all other times, Coldwater Canyon Ave will have one lane open in each direction, but there will still be no left turns onto Ventura Blvd from both north and southbound lanes.

Kelly Rutherford of "Gossip Girl" Sells West Hollywood Home for $980,000!




"Gossip Girl" actress Kelly Rutherford has sold her West Hollywood home for $980,000. Rutherford also appears in the series "E-Ring" and "Melrose Place". The 2 bed/1.75 bath Spanish-style bungalow, typical of the West Hollywood area, was built in 1926 and features a wood-floored living room that opens to a dining room with skylight, and an updated kitchen.

According to public records, Kelly Rutherford purchased the property in 2005 for $1.25 million. Previous to the sale, the property had been leased out at $4700/month. Rutherford is currently involved in an ongoing custody battle with her ex-husband, who currently lives with their two children in France.

Market Trends & Increased Demand For Creative Offices In West Los Angeles (Santa Monica, Playa Vista, Marina del Rey, etc)
